Entitlement and Public Report Issuance DRE

Savoy’s success in the entitlement of land revolves around Savoy’s decades of experience inn the building industry, knowledge and communication experiences with the various groups associated with obtaining a final subdivision map. What can be a 1-3++ year process in challenging environments has often been reduced by months simply by following detailed schedules and by Savoy’s commitment to excellent communication. Savoy begins by detailing the vision of a property's highest and best use by reviewing demographics, market trends and competition. Savoy will make suggestions and if requested, create a proforma and help design product to get the process underway. Next, Savoy will obtain geotechnical studies of the land, cultural studies about the history of a property, and environmental studies to examine flora and fauna. Engineering to develop plot plans and tentative maps will be started and surveys ordered to meet todays requirements.  

Savoy scrutinizes all plans and studies before submitting them to the county or city staff. Thorough submittals, diligent follow-up and regular discussions with the planner have helped Savoy expedite the plan check process. Today, a tentative tract map may go through three or four plan checks before being submitted for approval so Savoy’s communication and follow-up skills are critical to timely project success.

Public report

During the entitlement process, its prudent to begin the product design process and the process of obtaining the Public report from the Department of Real estate. Savoy offers services to help their clients procure Public reports so that sales can commence in a timely fashion and so that full disclosure is made to potential purchasers. The public report is required by the Department of Real Estate in California if a seller owns 5 or more lots in a project. This report is to be given to prospective purchasers as it discloses pertinent information about the particular subdivision. Prior to the issuance of a public report, Savoy will prepare on the subdividers behalf the application to the Department of Real Estate and collect the supporting documents for all representations made in the application. If improvements to the subdivision are not complete at the time of filing the application, Savoy will assist in obtaining bonds and other instruments as evidence to the Department that adequate financial arrangements have been made for their completion. Savoy has obtained many Public reports for multi-family and single family subdivisions.
